New construction in the developing business area of Totseret HaArets st. In the early planning stage, two alternatives were examined: a hotel and an office building. The scheme was designed to utilize a future situation in which additional floors could be built, raising the main mass of the building above two open floors, until the approval of the additional floors. The roof of the commercial ground floor is utilized in favor of an open garden.
